Two very different calls, one crew for both

Estate cleanouts and hoarding cleanouts land on our schedule for different reasons, but they need the same thing: a crew that shows up, works methodically, and doesn't make anyone in the room feel judged. An estate cleanout usually comes after a death or a move to assisted living, often a family member calling from out of town who needs a house emptied on a deadline tied to closing or a lease. A hoarding cleanout is often the homeowner themselves, or an adult child, finally ready to deal with rooms that have been closed off for years. Both need the same discretion. We don't take photos to post, we don't comment on what we find, and we don't rush a family through decisions about what stays.

How we price a whole-property job

We walk the property first, every room, the garage, and any outbuildings, before naming a number. A single-room hoarding clear-out with heavy but manageable volume typically runs $450 to $900. A full small home, two to three bedrooms with a garage, lands in the $900 to $1,600 range. A larger property, a packed multi-bedroom house with a full garage and shed, can run $1,600 to $2,400 or more. The variables that move that number: total volume, how many truckloads it takes, whether furniture needs to be broken down to fit doorways, and how much sorting we're asked to do versus a straight haul-everything approach.

How the process works

  1. Walk-through first. We look at every space before quoting, not just the room you mention on the phone.
  2. Sort agreement. We confirm what stays, what's donated, and what's hauled, in writing if the family wants it.
  3. Donation runs where it fits. Usable furniture, clothing, and household goods in good shape go to local donation centers instead of the landfill when volume and condition allow it.
  4. Room-by-room clearing. We work systematically so nothing gets missed in a closed-off room or attic.
  5. Multiple truckloads as needed. Larger properties often take two to four loads across one or two days.
  6. Final walk-through together. We confirm the space is cleared to the agreement before we call the job done.
  7. One final price, confirmed against the walk-through quote, not padded with add-ons discovered mid-job.

What makes these jobs harder than a normal haul

Structural access is the biggest one: hoarding volume can block doorways, stairs, or hallways to the point that we have to clear a path before we can even reach the bulk of a room. Older homes in Beaumont's historic neighborhoods sometimes have narrow doors or steep exterior stairs that slow down furniture removal. Biohazard conditions, pest activity, mold, or waste, occasionally show up in long-neglected properties, and when that's the case we're upfront that it may need a specialty remediation step before or alongside our haul, not instead of it. What we won't do

We don't handle estate sales, appraisals, or the sale of valuables. If a property has items worth selling before a haul, that's a separate service, an estate sale company or auction house, and we're glad to work around their timeline once they've done their pass. Our job starts once the decision's made about what's leaving the property.

Do you need to see the property before quoting a price?

For anything beyond a single room, yes. Hoarding volume in particular is hard to estimate over the phone, and a walk-through means the number we give you is the number you pay, not a starting point that grows once we're inside.

Can you work around a family that's still deciding what to keep?

Yes. We'll section off a room or a set of boxes as "hold" and work around it, then come back for a final pass once decisions are made. This can mean two visits instead of one, and we'll quote it that way.

What happens to items in good condition?

Furniture, clothing, and household goods in donatable shape go to local donation centers when the family wants that option. Just tell us your preference at the walk-through and we'll build it into the plan.

Do you handle biohazard or severe pest situations?

Not directly. If a property needs biohazard remediation, we'll tell you honestly at the walk-through and point you toward a specialty crew, then come back for the general haul-out once that work is done.

How fast can you get a whole house done?

A small home usually clears in a single day. Larger or more complex properties, especially with sorting involved, can take two days. We give you a realistic timeline at the walk-through, not an optimistic one over the phone.
